We, Swayam (Self) Redevelopment Consultant, has been founded by Er. Nilesh Koladia and Ar. Indraneel Chandratre. We have a consolidated experience of 100+ years and have Designed and executed more than 10 Million Sq. Ft. of residential Premises. We are established to provide single point of contact to society. We realized a need that, redevelopment process becomes transparent as well providing maximum benefits to society. They only require consultant who can hand hold them through the redevelopment work. In major cases the housing society committee & members doesn’t know about the process & norms for the self redevelopment (e.g. MCGM development control regulations, Development plan, how to get IOD, CC, How to get loan from bank & how to repay it, etc.), but we are here to help them by giving knowledge & guidance for the entire process. • Preparation of all architectural Layouts and Approvals from MCGM (Municipal Corporation of Greater Mumbai) ( Getting IOD, CC, etc.).
• Carrying out RCC design, Appointment of various Contractors (like Civil / RCC, Electrical contractor, Plumbing contractor, HVAC, etc) and Supervision of Work & Quality Control & Timely Completion.
• Individual Sales agreement and Occupancy Certificate with OC.
• Sale of saleable Units and balance Carpet area, and agreements of the same.
• Closure of Project Bank Loan & Corpus fund.
